Head of Operations– Real Estate – Margalit Stat-Up City

Following the Margalit Startup City early-stage growth period, the companies are well positioned to raise additional financing from later stage venture capital investors – including the main JVP fund.
The Head of Operations is responsible for managing the daily operations of multiple commercial properties managed by Margalit Start Up City. This involves marketing and filling vacancies, handling tenant relations, and overseeing maintenance.
Roles & Responsibilities:
· In charge of renting and filling vacant offices and workspace
· Overseeing 5 office buildings operations:
o Acting as the direct manager of site managers
o Training and supporting the sites managers
o Working with the site managers to solve issues such as operational staff (cleaning and security), building systems, tenants matters and more
o Operations team managing including hiring, training, supervising, and supporting.
· Maintenance: Develop annual and periodical preventative maintenance programs for the buildings
· Finance:
o Review periodically the company pricings compared to market prices and make sure they are optimized
o Work according to budget – prepare consolidate financial monthly/annual reports (budget VS actual)
· Legal: Manage contracts both with vendors and tenants, negotiate to the best deals compare to the market. Work with the legal team on the contracts
· Sales & Marketing: Attracting new tenants through advertising, property viewings, and encouraging referrals.
Requirements
· BA, MBA – advantage
· 5-7 years’ experience as a facility/real estate manager or in a similar position
· Previous managerial experience
· Experience in dealing with legal contracts
· Excellent organization, time management skills and have a strong ability to work in a team environment
· Ability to multi-task and thrive in a fast-paced environment
· Strong communication and interpersonal skills
· High level English – both oral and in writing
· Working ability in MS Office is a prerequisite, especially Excel
